Driftwood

Hospitality and event buildings do one thing to a roof that a warehouse never does: they put guests directly under it. Driftwood, TX is a census-designated place in northern Hays County along RM 150, about 25 miles by road from San Marcos, and its local businesses include The Salt Lick barbecue restaurant, Driftwood Estate Winery, Vista Brewing and the Wildflower Barn Event Center. A roof over a dining room, a tasting room or an event barn is a roof where a leak lands on a table, a guest or a wedding, and that changes how an owner budgets for it. The question for the year is which roof sections are sound, which are wearing and which need money before the busy season.

Roofs Over Guests

A restaurant roof carries kitchen exhaust, grease, steam and makeup air. A tasting room carries cooling units and small vents. An event barn carries large spans of roof with long gutters and, often, a front canopy or porch where guests gather. Each of these puts people close to the roof's edge and its water.

The first walk follows the water. We check gutters and downspouts, scuppers and drains, and the places where roof water leaves the building: onto a patio, into a drive, along a walkway. Water that drops at a guest entrance is a comfort problem in the rain and a safety problem in a freeze. We trace each outlet and note where a downspout extension or a diverter would help.

Inside, we look at ceilings, beams and light fixtures for stains. A stain over a bar, a dining table or a stage gets a higher rank than a stain over a storage room, and the report says why.

Roof access deserves a note on a guest property. Ladders, hatches and walk routes sit near public areas, and a crew with materials needs a staging space that does not cross a dining area or a path to the restrooms. We plan the route in advance, mark it on a sketch and bring barriers and signs for any area where guests may pass.

Metal Panels and Their Fasteners

Barn-style and rural commercial buildings often carry metal panel roofs. An exposed-fastener panel is held by screws with rubber washers, and the washers harden in sun. Screw holes widen as the panels expand and shrink with temperature. Over time a leak starts at the fastener and runs down the screw into the building.

We check for backed-out screws, cracked washers, rust rings and loose laps. Where the paint has worn thin, we note it, since thin paint is the first step toward rust. A standing seam roof fails differently: clips slide, seams loosen at the ends and penetrations lose flashing. We open a few clips and check the movement.

A sound metal roof with worn fasteners can often be restored with new screws, sealed laps and a coating. A metal roof retrofit adds a new panel system over the old, which avoids tear-off above guests.

Insulation under a metal roof is another point to check. Blanket insulation can sag and hold water at the eaves, and condensation on the underside of the panels can look like a leak. We check both and tell the owner which cause applies, because the fixes differ.

Schedule Around Weekends and Events

Hospitality revenue follows a calendar, and the roof work has to follow it too. A restaurant earns most when it is full. A venue earns when it hosts events. A repair crew on the roof at the wrong time costs more than the repair.

We ask for the event and service calendar at the start. Large work goes in the slow months. Small repairs go in off-hours. Noisy steps happen before opening or after closing, and fumes are kept away from dining areas and fresh-air intakes. A tarp or temporary seal covers any open section before the next service.

Wedding and event buildings add a deadline: the date on the invitation. If a leak appears a week before an event, the plan is a clean, fast, temporary repair and a permanent scope scheduled afterward. We tell the owner what the temporary repair buys and what remains open.

Weather windows add another limit. Sealants and coatings need dry surfaces and moderate air, and a Texas afternoon in summer is too hot for some of them. We schedule around the heat and keep a temporary seal on any open section until the next step is ready.

Hail, Heat and the Regional Record

May 9, 2024 hail reports from Johnson City reached six inches across, and the storm kept coming toward San Marcos. That is a regional record for context, not a finding about any Driftwood roof. After a storm, we check metal for dents at ribs, cracked paint and loose fasteners, and membrane roofs for bruised insulation.

Not every dent is a leak. Cosmetic dents on metal do not always change performance. Functional damage is what counts: split seams, punctured panels and broken sealant. We separate the two so owners do not pay for repairs that change nothing.

Heat is the slow load. August highs near 98 F at Camp Mabry in Austin set the regional heat. Sealants and coatings age under that load, and a reflective coating can lower surface temperature on a sound roof. Our roof coating restoration work begins with a moisture check.

Repair, Restore or Replace

The decision follows the readings. Dry insulation and a sound roof call for repair or coating. A tired membrane over a sound deck calls for a recover. Wet insulation or damaged decking calls for removal. We show the owner the findings, the options and the cost drivers: wet area, penetrations, access and the schedule of the business.

The code context belongs in the file. San Marcos adopted the 2021 International Building Code and energy code by Ordinance 2023-09, but the permit office for a Driftwood project should be asked which edition applies there, and we confirm it before pricing a replacement.

For owners with more than one building, a ranked list helps. The roof over the kitchen outranks the roof over a storage shed, and the roof that has leaked twice outranks the one that has not. The list moves the next dollar to the right place.

Start With the Building List

Send the building address, the roof type and any past reports or leak history. We walk the roof, grade each section and return a short list sorted into replace, repair and watch. Owners with a venue in Dripping Springs, a restaurant in Wimberley and a building in Driftwood can keep them in one file with the same format. The written condition report that comes out of the first walk becomes the baseline for the next budget year.

Commercial Roofing Questions

Which stains matter most in a restaurant or venue?

The ones over tables, bars and stages. A stain over a guest area ranks above one over storage, because the leak lands on people.

Is a dent in a metal roof a leak?

Not by itself. Split seams, punctured panels and broken sealant are the real damage. We separate cosmetic dents from functional ones.

Can a roof be repaired while the business stays open?

Often, with planning. Work moves in sections, noise happens off-hours and fumes stay away from dining areas and intakes.

What should be done a week before an event if a leak appears?

A clean temporary repair that holds through the event, then a permanent scope afterward. We state what the temporary repair covers.

Does a restaurant roof need extra checks?

Yes, around the kitchen exhaust. Grease and steam wear the sheet near the fan, and a grease pan emptied on schedule protects it.

Send the Building Details and Past Reports

Send the building address, the roof type and any past reports, and we will sort the roofs into replace, repair and watch groups before your next budget year.
